For the First Time Ever, New Homes Cost Less Than Resale in Las Vegas

Something happened this year that's never happened before: nationally, a brand-new home now costs less than an existing one. Builders are cutting prices and buying down rates rather than sitting on unsold inventory, and here in Las Vegas that's showing up as $20,000 to $50,000 in flex cash and rate buydowns being stacked across the valley right now.

That's the headline. Here's everything else moving in our market this week.

Rates: a small win, then a bounce back

The 30-year fixed closed out last week at 6.63%, clawing back ground after nearly touching its highest level since July 2025 mid-week. Then Monday it bounced right back to 6.71%. The 15-year sits at 6.18%, FHA is running 6.30%, VA 6.32%, and jumbo 6.84%. (Source: Mortgage News Daily, as of 7/20/2026.)

In plain English: 6.5% is still the line that matters. Buyers lean in below it and pull back above it, and right now we're hovering just over that line — close, but not there.

Here's how I think about it. A cow runs from a storm and stays in it longer. A buffalo runs straight into it and gets through faster. Buyers waiting for a lower rate are betting that affordability holds still while they wait — but it's gotten worse five straight months running. A rate is temporary; you can refinance it later. The price you negotiate today is permanent.

What is MAI, anyway?

MAI stands for Market Action Index. It compares how fast homes are selling against how many are sitting available.

  • Below 30: buyer's market
  • 30–40: slight seller's advantage
  • Above 40: seller's market

Every zip code below is sitting in that 30–40 band again this week. Nobody has full leverage yet.

89143 is the mover again this week, but in the other direction from last time. MAI dropped a full point, inventory jumped from 71 to 78, and days on market fell from 70 to 56. Homes there are moving faster even as the market loosens. Buyers, don't sleep on it.

89138 (Summerlin) ticked up to 31, and days on market dropped a full week, from 77 to 70. That's the zip Mystic Ledge sits in.

89031 stayed the hottest zip in the valley at 37, and DOM tightened from 49 to 42. Still the fastest-moving zip we're tracking.

Clark County zoom out (June 2026, single-family)

This is still the most current countywide data out of GLVAR — July stats aren't final yet.

  • 2,302 single-family homes sold in June, up 11.4% from May and 18.3% year over year
  • Median sold price: $490,000, flat month over month, up 1.0% year over year
  • 58.2% of homes that sold, sold within 30 days
  • First-time buyers made up 33% of June sales, up from sub-25% levels not long ago

What this means for buyers

New construction is now genuinely competitive with resale, so cross-shop both before you write an offer. 89143 just got faster and looser at the same time — more inventory, quicker sales — and it's worth a hard look if it's on your list. Nationally, 71% of buyers are still waiting on the sidelines for rates to drop. Whoever moves first faces the least competition.

What this means for sellers

Builders are your new competition, not just the resale listing down the street, so price and present accordingly. If you're in 89143, buyers are moving fast again in your zip — a well-priced home won't sit like it might have a few weeks ago. The edge is still yours by the numbers, but it's thinner every month affordability slips. Don't wait too long if you're on the fence.

My take

New construction beating resale on price is a first. It won't last forever — builders can't run incentives like this indefinitely — but right now it's real leverage for buyers who use it. Add in 89143 loosening up and 89031 staying red hot, and the story this week isn't rates. It's that the ground is shifting under both sides of the table at the same time.

Before you walk into a builder's sales office, read this

Something most buyers don't know: bringing your own agent into a new construction deal typically costs you nothing. The builder pays your agent's commission — it's already built into their budget. You don't pay extra for having someone in your corner, and having someone who works for you, not the builder, often gets you a better deal, not a worse one.

Here's the part that should stop you before you go in alone: the person behind that builder's desk represents the builder, not you. In almost every new construction contract, if you walk in without your agent registered on that very first visit, you waive your right to bring one in later — no exceptions, no do-overs. That negotiating leverage, that second set of eyes, that person catching what's buried in the fine print — gone, on probably the biggest purchase you'll make this year.
